Villa Epi is a wonderful Villa located on the Route de l’Epi just off the Route des Plages. The Villa which is only a few steps from Pampelonne beach and a five minute drive to Saint-Tropez sits in the middle of landscaped grounds of around 4,000 m2.

The Villa has a private gated entry with floodlit driveway and parking for around 5 cars.

The property is 320m2. As you enter there is a large glass atrium feature with palms. Then through into a large bright open plan lounge / dining area with floor to ceiling windows / doors on both sides, one side overlooks the garden and pool and the other onto an inner courtyard with feature stone fountain. The dining area has a large black marble table with stylish velvet chairs for twelve. The interior décor of the house is modern and fun and they have payed attention to detail. This is a comfortable Villa with a large sofa and plenty of space to relax. The windows looking out to the pool slide in completely, giving you a great flow in summer of indoor / outdoor living.

The Villa has six bedrooms in total, five good sized bedrooms each with their own shower rooms, the Master bedroom is larger with a dressing and bathroom with shower and bath.

The inner courtyard can also be used for lounging and relaxing as it will get more shade than the garden. 

The kitchen is large, well lit, and fully equipped. There is a large glass sliding door that takes you out to a shaded (large sails above) area with dining table and large BBQ. 

The dishwasher and oven are raised for your convenience. There is a large central island with hob at one side and stools, great for preparation or breakfast area.
The kitchen has everything you need to cater for a larger number and everything is very well appointed. There is a full-length wine fridge also.

The mirrored pool is 14.5 mx 4 m. Old pines provide great shade in parts of the garden, there are loungers by the pool, a large outdoor dining area and cushioned sofa area for your comfort and outside dining.

This Villa also has a full alarm system and exterior camera surveillance. 

Arrival and departure is possible by helicopter, as the villa has its own helicopter landing pad, there is also the possibility of car/Mike rental and fully catered services.

The Villa has beautiful gardens, with tropical and Mediterranean trees, many olives, palms, cactus, shrubs and flowers, all of this is well lit I'm the evenings.

There is a driveway with a turning point and access to exterior electricity to charge your car. 

The gardens have many terraces, with lounging and dining areas, there are large sails for shade in Summer.
